As per the Reserve Bank of India (RBI) rules, the maximum you can get as a home loan is 90% of the property value if the loan amount is within ₹30 Lakhs. Making a higher down payment can reduce the loan burden and strengthen your application, potentially improving approval chances.

A lower loan amount means you have a higher stake in the property, giving the lender the impression that you are less likely to default. This is because your financial investment in the property is greater, reflecting strong repayment intent.

Check Eligibility Criteria

Before applying, read the eligibility criteria of your lender mentioned on their website. Usually, to obtain a ₹12 Lakh home loan, you need to satisfy the following parameters:

  • Age: To qualify as a salaried individual, your age must be between 23 and 70 years and hold Indian citizenship.
  • CIBIL Score: A credit score of above 700 is recommended for a home loan.
  • Documentation: Ensure you have your identity, address, and income proof handy. A salary slip from the past few months and a 6-month bank account statement showing your salary credits may be required to prove your income.
