Real estate is widely considered to be one of the most reliable ways to earn a passive income. It’s the only investment where it’s a good idea to take out a loan (in the form of a mortgage) to pay for it, and it can provide a long-term income or a quick return depending on what you want out of it. It’s also a physical asset, so you can earn an income or live in the property, and then sell it at any time, so you have more security.

But how can you make the most out of your real estate? Here are some tips to help you earn money out of real estate and potentially turn it into your main form of income.

Finding the Right Property to Buy

If you want to make money, the first step is to find the right property for the market and your needs. In this article, we’ll mostly discuss two ways to invest in real estate, which are buying to rent and buying to sell, otherwise known as house flipping.

You need to choose your plan before you get a property, as this will determine what you’re looking for. Properties that need renovation are usually cheaper, but there’s a huge difference between a quick lick of paint to make a place presentable for a quick sale or rental agreement and a full renovation that could either be a money pit or help you massively increase the value of a property.

If this is your first property, it’s a better idea to find a property that can be renovated with minimal effort and investment. You should also look at the rental market, especially if you want to be a landlord. Ideally, you should find places in an area that has a lot of demand and movement, so you can earn more from rent.

How Important is it to Pay Off Your Mortgage?

As mentioned before, you can get a mortgage to do this, and most property buyers do just this. While you can pay with cash, buying a property is a significant investment, and most people don’t have the money sitting around ready to use.

Even if you technically have the cash to buy a property outright, it could be a better idea to still use a mortgage and put down a large deposit. This means that you can easily buy more properties, using the cash as further deposits. You can then grow your income more quickly than with just one property.

Just like any other loan, the quicker you pay off your mortgage, the less you will have to pay in interest. So you might reason that paying the mortgage as soon as possible is the best option.

However, this largely depends on the current market conditions and interest rates. In some cases, taking the riskier option of using your assets to purchase another property could result in a much higher profit margin. This means that, in the long run, you could pay off the mortgages of multiple properties and be left with a more impressive real estate portfolio.

Buying to Let

The most popular way to invest in real estate is to buy to let. This means that you buy a property with the intention of renting it out to a tenant. Generally, tenants will pay more than you would on your mortgage, and in return, you provide a roof over their heads and maintain the property.

While this is technically a passive income, it does involve some effort on your part. As well as dealing with the tenants, you also have to maintain the property. You have a legal responsibility to make sure the property is habitable, otherwise you could lose out on rental income. There’s also the fact that you still own the property, so you have a vested interest in looking after your asset.

Managing Tenants as a Landlord

The most difficult part of being a landlord has to be the tenants. First, you need to find tenants to start with. If nobody is renting your property, you’re just going to lose money. Advertise on rental websites and make sure that your property is set at a reasonable rent compared to other, similar properties.

Make sure to screen any candidates and write up a residential lease agreement to make sure that both parties understand their legal obligations.

It’s a good idea to try to keep a good relationship with your tenants, especially if they pay on time and don’t cause any issues. Long-term, reliable tenants can be worth their weight in gold, and some landlords even resist raising the rent prices to keep good tenants around.

Property Management Services

One way to make dealing with tenants and property maintenance easier is to use a property management service. They will take a portion of your profits, but they essentially handle all of the landlord duties for you. This includes finding tenants, collecting rent, and even dealing with evictions.

House Flipping

Another way to make money from property is through buying and selling properties for a profit. Ideally, you should start with low-risk investments that only need cosmetic work. This way, you can make them look a lot more appealing with very little time or monetary investment.

After that, you can try to sell the property as quickly as possible. Lower-risk house flipping investments won’t earn as much, but it’s a good way to get used to the process and move on to more complicated projects with more risk but more potential.

Building Your Real Estate Portfolio

One of the best ways to make a livable income from real estate is to keep on building your portfolio. Multiple rental properties, for example, can easily earn you enough money to live and continue to buy more houses over time.

Consider branching out into a more diversified real estate portfolio so you can potentially earn even more money. Commercial real estate or apartment blocks might be able to generate a much higher income.CH
